Regulatory Transparency

Statutory & Legal Disclaimer

Important regulatory information regarding the scope, settlement infrastructure, and boundaries of SelfStrata software.

1. Administrative Software Platform Only

SelfStrata is an administrative software platform engineered to provide record-keeping, double-entry bookkeeping, and statutory workflow tools for self-managed residential strata schemes in New South Wales.

SelfStrata is NOT a licensed strata managing agent under the Property and Stock Agents Act 2002 (NSW) and does NOT accept delegated strata management agency functions.

2. No Legal or Fiduciary Advice

Statutory notice calculators (such as 7-day committee notice periods and 14-day General Meeting clear-day notice periods), motion templates, and compliance prompts within the platform are operational software aids for general informational use only.

They do not constitute legal advice, and SelfStrata does not act as a legal representative or fiduciary of the Owners Corporation. Where a scheme faces NCAT proceedings, by-law disputes, or contractual claims, the committee should consult an independent qualified legal practitioner.

3. Tax, Accounting & Non-Custodial Payment Rails

The platform's double-entry ledger maintains separate Administrative and Capital Works funds under NSW SSMA 2015 ss 73–74, paired with non-custodial settlement rails:

  • SelfStrata is not a registered tax agent or public accounting practice.
  • Non-custodial PayID collection and BECS Direct Debit settlement rails are processed via licensed third-party payment infrastructure (Monoova, AFSL #421414), sweeping 100% of inbound levy receipts directly to the Owners Corporation's own APRA-regulated ADI bank account with $0.00 overnight stored float.
  • The platform is designed for non-profit schemes operating below the ATO $150,000 gross annual turnover GST threshold and does not prepare or lodge Business Activity Statements (BAS).
  • Committees remain responsible for engaging an independent registered auditor where required by statutory thresholds or Owners Corporation resolution.

4. Calculation Aids & Committee Responsibility

Automated calculations—including 10% p.a. daily simple interest on overdue levy principal under Section 85 of the Strata Schemes Management Act 2015 (NSW), Schedule 1 quorum thresholds, and unit entitlement allocations—rely on records entered and verified by the scheme's officers.

The Owners Corporation and its elected Strata Committee remain responsible for verifying underlying Strata Roll records, dual-officer payment approvals, meeting resolutions, and statutory filings.
